The Oosten is a high-end condominium development comprising 216 residential units and occupying a full city block. To accommodate a diverse community of owners The Oosten offers seven different unit types: 1, 2 and 3 bedroom apartments, three story townhouses with street level entrances, individual gardens and private garages, floor through loft units with exposures to both the street and the building’s lush and generous courtyard, split level lofts with double height living rooms and spacious penthouses.

The building’s façade is a playful take on the brick and steel windowed warehouses and factories that are normally associated with the Williamsburg architectural vocabulary. Among the Oosten’s many amenities are two lobbies, an art gallery, landscaped rooftops with wading pool and grills, a fitness center and spa with a 55-foot lap pool, children’s playroom, private parking and bike storage.

142 West 19th Street is a seven-story condominium building located in the Flatiron district of Manhattan and comprised of 5 floor-thru two-bedroom units and one duplex unit opening out to the building’s rear garden.

The project is located in an area of Manhattan with a strong typological context – narrow masonry loft buildings with highly articulated infill window panels.  The exterior design of this building has taken its cues from this recognizable building type with thick stone piers at its party walls containing a wall of floor-to-ceiling windows opening from the main living spaces of each unit. 

The material palette of stone, metal and glass refer to the historical context but are articulated and expressed through a distinctly modern architectural vocabulary.  With the apartments aimed at the high end of the Manhattan residential market, a great deal of effort was placed on the design of the individual units with particular emphasis on the selection of a rich and harmonious collection of materials with special focus on the design of the kitchens, bathrooms, flooring, hardware and lighting to ensure a consistent and luxurious experience throughout. 

Because of the generous depth of each unit, the apartments all feature home offices and the seventh-floor unit has an interior stair leading to a dedicated roof deck area.

The house consists of a spacious owner’s duplex on the top two floors and a rental unit at ground level. Think!’s client requested a modern residence in both its architectural expression and interior design. On the other hand, the NYC Landmark’s Preservation Commission, which had jurisdiction over the project, required, as is their mandate, a design sympathetic to its historic context. The design evolved from the apparent contradiction in attempting to satisfy both requirements. Despite its clearly modern tilt, the project was approved unanimously by the commission on the first ballot.

725 Saint Marks Avenue

725 Saint Marks Avenue is a 35,000 square foot, 40 unit condominium building in the resurgent neighborhood of Crown Heights in Brooklyn. The units include studio, duplex studios with lower level recreation spaces, one and two bedroom apartments with amenities such as a gym, exercise studio, resident’s lounge and landscaped rooftop areas. The street façade is comprised of brick with terracotta accents.

193 Henry Street

193 Henry Street is the first of three projects on the Lower East Side of Manhattan for a client committed to modular construction. Designed as condominiums at the mid-range of the Manhattan luxury market, the building is comprised of five floor-through units. On the ground floor is a full-lot retail unit with a designated community facility space in the cellar. The modules were built in Pennsylvania and assembled on-site by crane.

Hart Street

Located in the recently gentrifying Bushwick neighborhood of Brooklyn, the conversion of 785 Hart Street makes use of the “grandfathered” industrial use of an existing one story brick garage to create a mixed-use project by adding two duplex residential units above.  Ample roof decks are made more private by the use of architectural screen walls and an industrial aesthetic has been developed to create a product well-tuned to the Bushwick market.

This project is comprised of two seven story rental residential buildings with a total of 48 units, mixing studio, one and two bedroom units and three bedroom duplex apartments.  Built next to an active church, the design attempts to find a modern architectural language sympathetic to the historic structure between residential blocks.

Twin townhouses located on a quiet street in the Clinton Hill neighborhood of Brooklyn. These houses are single family residences with a variety of spaces including: two story living rooms, light filled family rooms and four bedrooms.

25 Washington Street

25 Washington Street is one of the manufacturing facilities built in the late 1800s by Robert Gair, the largest paper box manufacturer in the United States at the time. The building is located at the East River waterfront between the Manhattan Bridge and the Brooklyn Bridge and is part of the designated Brooklyn Historic District.  Think! worked closely with the NYC Landmarks Preservation Commission to maintain as much of the historic character of the building’s interior as possible.

The project involved converting the existing structure, consisting of six-story exposed timber framing and exterior load-bearing masonry walls into a residential building, with a two-story addition at the top of a building to maximize the site’s zoning potential. As well as apartments, the building includes a 5,000 sq ft retail area, 4,500 sq ft rooftop recreation space, private terraces, a fitness center, storage and other amenities.

The design aims to maximize the site's potential while creating sunny, appealing apartments that take advantage of extraordinary urban views.

Clocktower Apartment

The Clock Tower Apartment at One Main Street in Dumbo sits within one of the most recognizable architectural landmarks on the Brooklyn waterfront — a 20 foot diameter clock with four faces, one on each exposure of the building. The apartment is a triplex comprising the top three floors of the building, plus a new rooftop cupola, with dramatic 360 degree views of the Brooklyn Bridge to the south, the Manhattan Bridge to the north, lower Manhattan to the west and the expanse of Brooklyn to the east.

 Organized around a soaring three story atrium with a glass enclosed elevator and stairs, the apartment was designed for entertaining and the display of art. Above the living floor are two levels of bedrooms, bathrooms and family spaces. The four 12 foot diameter clock faces were restored, becoming windows to the views beyond.
