Although NorthStar finances and owns a wide range of real estate, the firm has a strong focus on hotels and hospitality properties. With this in mind, Think! designed a 22,000 square foot office as a blending of workspace with hotel ambience – the efficiency of an office with the comfort of a luxury hotel lobby.

The Saatchi brothers, Maurice and Charles, were launching their new agency in New York and were determined to have a workspace as unique and distinctive as the work that they created for their own clients. After a long search to find “just the right location”, they finally found a dramatic space on the top floor of a 19th century mercantile building in the Union Square area – a brick shell with cast iron columns and an intricate wood framed roof. It was decided early on that the best approach to the design of the space was one where there would be a strong and contrasting dialog between the old and the new, between the fussy and the minimal.
Being located on a top floor, skylights were opened, new skylights were added and a wood-burning fireplace was installed. A wide variety of areas were fashioned where teams could meet and create or where staff could simply sit alone and think.

North Brooklyn Industrial Center
A modern industrial building of approximately 490,000 square feet, plus an additional 84,000 sq ft of parking, enclosed within a 15 story building within Brooklyn Navy Yard. The design includes 31,400 sq feet of new industrial space at ground floor level and the building aims to support new tenants at the intersection of technology and manufacturing.

Hoyt Street Commercial Development
The design for 424 Hoyt Street is a model of sustainable commercial development. The 275,000 building, 9 story building, located close to the Gowanus Canal, will be designed for a highly efficient, high performance building envelope. It includes ground floor retail and maker space as well as a 25,000 sq ft community facility.

333 Johnson Avenue, Morgantown Works
Just a few years ago the Bushwick neighborhood of Brooklyn was totally off the map even for the most sophisticated New York hipster. Think!’s client, Royalton Capital, was able to see the potential of this now resurgent area and secured this 160,000 square foot industrial property strategically located near public transportation and the small nexus of commercial development that was serving as the transformational catalyst for the area. Think! worked with Royalton to envision the best uses for the site resulting in a program that combined retail, co-working space and light manufacturing with eating and drinking destinations, where each use created and reinforced the need for the others.
Think!’s design envisioned a circulation spine, punctuated by event spaces and retail opportunities, running through the complex as a means of bringing activity into the buildings’ deep floor plate and for linking the entry courtyard on Bogart Street with the eating and drinking hub located off White Street at the extreme opposite end of the buildings. The Think! design focused on creating an authentic architectural experience for visitors to the complex derived from the architectural details, artifacts and, sometimes, decay of the existing buildings which span from a nineteenth century abattoir to a mid-twentieth century printing plant – leveraging the existing with clear contrast to the contemporary architectural interventions.

Neighborhood Defender Service
The Neighborhood Defender Service (NDS) of Harlem, a venerable legal advocacy non-profit, needed to move and expand into new headquarters in West Harlem and found a 10,000 square foot space within a 20,000 sq ft floor on Lenox Avenue. Our design approach was based on creating an open and flexible space with many opportunities for collaboration among the various housing, immigration and criminal legal teams. In high contrast to the traditional wood paneled, law firm layout with private offices lining the outer perimeter, we opened up the space so that everyone can enjoy the generous light and views this modern space offered. Clients who visit the space perceive it as a welcoming and reassuring environment, with a sense they are receiving the high level of professional service that they deserve. Internally, the NDS leadership also came to see the space as an effective means of recruiting a high level of legal talent.
Later, NDS received significant grants to expand the services they offer and took the remaining 10,000 sq ft so we recently continued the same design approach to give the floor a sense of continuity, adding yet more meeting and collaborative spaces.
